The Land
A contiguous 120-acre property planned for 44 villa lots, a working farm, a community center, and protected open space — laid out to follow the natural contours of the land.
Master Plan
Rather than clearing the whole property at once, GenSierra is built out over three to five years in three phases. Each phase completes its own homes and shared infrastructure before the next begins.
The result is a community that functions fully from the first season — with a clubhouse, a farm, and neighbors — rather than a construction site waiting years to become a place.

Prefab Design
Every villa is delivered by GenBuilt Homes — 4,182 square feet across three floors, built with structural insulated panels on a basalt-reinforced steel frame.
Engineered to last
Structural insulated panels of magnesium oxide board and eco foam sit on a light gauge steel frame reinforced with basalt fibers — fire resistant, pest proof, thermally efficient, and manufactured to tight tolerance with minimal waste.
Location
Set on the state line where the Truckee River leaves California for Nevada. Remote enough to feel like the mountains, close enough that everything is a short drive.
